Out for my walk in a bit in the cool. Heading for more rain so I need my jacket today.

I'll post some pictures when everything is done with the furniture in place and all the bedding washed from after my brother's stay. It's looking amazing now.
The windows are turning out better than I ever could have hoped. I saved a lot of casings because I thought I'd need to use one for each side as well as the top and bottom, but it turned out that if I was accurate on my first cut to within 1/8th of an inch I could just barely get away with only using 2 casings per window. Good thing too, since I forgot to paint 8 more casings with everything going on and I thought that was going to set me back a day or two.
I still had to paint the sides of the pieces going under the shelves, so they may or may not make it up before I go to sleep tonight. Then tomorrow I'll caulk the seams and spackle brad nail holes, and when the caulk dries I'll sand the spackle, give everything a final coat of paint and finally get that A/C in the window.

Your brother, for example. If he gets benefits and some agency is paying for his rent, or part of his rent, could it pay you instead? I know you have your friend's example of how NOT to rent property, but you'll be right there keeping an eye on things. Just look into eviction procedures .... you may need to resort to that ... and it would mean loss of privacy but could still provide a steady source of income.
Yanno, turn your money-pit into a money-maker, at least for a time.
The reason why I bring this up is because real estate values are predicted to drop. By the time you're ready to sell, you may not get the price that you're hoping for/counting on. And if things keep going as they're going, that backyard might come in handy for raising some chickens and growing some veggies.
Just a thought.
I might consider it when I shore everything up and have legit rooms and the possibility of any real privacy. That's not really an option yet.
Except for my other brother, every roommate scenario I've ever had ended up in disaster... And those were friends. Not really keen on the idea of letting strangers come in and ruin all the work I've done.
I'd be much more open to my brother coming here, but I don't think he'd be up for it. I'm sure he'd like being closer to everyone, but I'd have to charge him more for rent than he's paying right now in the section 8 housing out in the middle of nowhere, otherwise it wouldn't be worth sacrificing my privacy. (We get along great for 2 weeks at a time, but we were both ready for a break from each other by the time he left).
He doesn't have an agency paying any rent. He gets his SSDI monthly, and he has to pay his rent every month out of that. If his SSDI goes up, his food stamps goes down and his monthly rent goes up.
Aside from being so far away, he's actually in a really great place, and it barely costs him anything to live there. He's also got a great relationship with the management and maintenance people, and he's been guaranteed that if at any time in the future he were to somehow lose his benefits that they would never kick him out and his re

Dang but I woke up with a really sore lower back. I can't stand up straight and can hardly walk - by holding onto things. I always wake up sore, just not this much; and a lot of times it'll work itself out as I move around, but that's not happening today. Today will be a really, really slow day. I hope it doesn't last past the end of the day. If it does, I may have to find my cane and resign myself to getting hardly anything done for the next while.

That sucks. Do you have any of those chemical heat pads? They seen to work better for me than anything else except ibuprofen or Meloxicam.

Windows caulked and holes patched. Should be spot primered at least tomorrow and I might even get to giving them the final paint coat if things go well. Way ahead of schedule to have that A/C in there before the next heat wave. And it's nice and cool in my house tonight with all the windows open and a rare 0% chance of rain all night.
Lawn mowed for the 2nd time this week and will probably need to be mowed again in 3 days. Insane growth with the fertilizer and rain, but my lawn hasn't looked this good in years. Got all the helicopters up too.
Sounds like a great day. And it would have been, had it not started off with me failing my emissions test.
